What is the Conrado Company’s way of doing business?

  • The Conrado Company is a General Contractor. We are builders who use exceptional subcontractors to complete all of our construction.Our subcontractors focus on their specific areas of expertise, allowing them to stay current with the latest trends and techniques. We con sider these partners our “A” team.

  • Our Project Managers and Superintendents focus on managing and pushing your project forward. They montior quality while collaborating and communicating with you and your team.

  • The focus is always on your project. We listen to your ideas, discuss options, research alternatives, and communicate solutions.

Is there another way to run a construction company?

  • Some construction companies have carpenters on staff who “do the work.” By hiring independent subcontractors, we have access to a larger, more talented team than we could ever employ. This system allows us to source competitive bids, offering you the best possible price and quality for all of our services.

We believe in our business model because it has worked for our clients for 20+ years. Why?

  • We are not driven by large quantities of projects or cramped timelines.

  • We do not take shortcuts.

  • We do not weigh our project managers down with too many projects. Each project manager limits his workload to two contracts.

  • We do not work with unqualified subcontractors. We will not compromise consistency and quality.

What methods do you use to manage each project?

  • Job Site Supervision
    The supervision hours necessary to manage your project will vary throughout the building process. For example, the drywall process does not take as much supervision as wall framing. We successfully manage construction projects in approximately four hours per day. We add and subtract hours as needed, never over or under supervising. Supervision is billed on a quarter hour basis and is separate from our builder’s fee. Your detailed construction estimate will provide you with a projected cost for supervision.

  • Communication
    We communicate with you in formal and informal ways. We hold weekly team meetings where job progress is discussed and construction and design issues are solved. Notes generated from this meeting are distributed to team members. Weekly email reports include the week’s accomplishments, the following week’s schedule and any outstanding issues.

  • Financial Works
    The contract we use is an open book, Cost-Plus-a-Fee contract. This type of contract allows for the greatest flexibility, while maintaining the proper incentives for all parties. A Cost-Plus-a-Fee contract aligns the owner and builder, encouraging them to work together to obtain the highest quality and the most cost effective outcome.

Your invoice is mailed every other week and includes services billed to us or by us (our supervision time and subcontractors’ bills). An account summary is also included.

Payments are due the Friday following the bill date, enabling us to make prompt payments to our subcontractors. If the project is funded through a bank, a payment schedule will be arranged.
