What is the Conrado Company’s way of doing business?

  • The Conrado Company is a General Contractor. We are builders. We use exceptional subcontractors to complete most of the construction. Our subcontractors focus on their area of expertise allowing us to give you the most current and talented performance and outcome. These partners are our “A” team.
  • Our Project Managers and Superintendents focus on managing and pushing the project forward. They collaborate and communicate with you and your team, and they monitor quality.
  • We focus on your project. We listen, we discuss, we research options, and we communicate with you and your team.

Is there another way to run a construction company?

  • Some construction companies have carpenters on staff who “do the work.” By hiring independent subcontractors, we have access to many more trades people than we could ever employ. This system allows us to hire the very best carpenters and trades people to build your home. We are able to get the very best pricing for carpentry work, and you benefit from our ability to get competitive bids in these areas.

We believe in our business model. It has worked for our clients for 20+ years. Why?

  • We are not driven by large quantities of projects or cramped timelines; we do not take shortcuts.
  • We do not load our project managers with too many projects. Each project manager has 1-4 projects.
  • We do not work with unqualified subcontractors. We will not compromise consistency and quality.

How do we work?

Job Site Supervision
We have two levels of supervision: the Project Manager and the Superintendent, both of whom support your project. Our supervision time is flexible. Our commitment is to deliver a quality home and consistent attention to your project. The supervision hours necessary to manage your project will vary throughout the building process. For example, the drywall process does not take as much supervision as tile installation. We successfully manage construction projects in approximately four hours per day. We add and subtract hours as needed, never over or under supervising. Supervision is billed on a quarter hour basis and is separate from our builder’s fee. Your detailed construction estimate provides you with a projected cost for supervision.

Communication
We communicate with you in formal and informal ways. We hold weekly team meetings where job progress, construction and design issues are solved. Notes generated from this meeting are distributed to team members.

Weekly e-mail reports state the week’s accomplishments, the following week’s schedule and identify needed decisions.

Financial Works
The contract we use is an open book, Cost-Plus-a-Fee contract. This type of contract allows the greatest flexibility, while maintaining the proper incentives for all parties. A Cost-Plus-a-Fee contract aligns the owner and builder to work together to obtain the highest quality and the most cost effective outcome possible.

The client’s bill is mailed every other week and consists of an Invoice for the work performed or billed to us (our supervision time and subcontractor’s bills) since the last invoice and an account summary.

Client payments are due the Friday following the bill date, enabling us to pay our subcontractors promptly. If the project is funded through a bank, a workable payment schedule will be arranged.
