Every year, your home will require regular maintenance, periodic updating, upgrades and repairs. Depending on the size of the home, amenities and special features, the materials used, site and weather factors, your home-care checklist can become quite daunting.
In this article we will provide an overview of the types of inspections and maintenance that need to be done on an annual and/or seasonal basis to ensure that your home is always in top condition. That’s how you avoid expensive repairs that occur when small problems go unchecked and become larger issues.
A Typical Annual Luxury Home-Care Schedule
Phase 1 — February to April
In the beginning of the year, we schedule a first round of inspections, tests and routine services of appliances – washers, dryers, dishwashers, refrigerators and ranges. This includes central vacuum systems, all vents and specialty items, for example, a wine cellar chilling unit.
All electrical panels, sub-panels, outlets and lighting fixtures are tested and bulbs replaced as necessary.
All plumbing fixtures and pipes are inspected for leaks, water filters replaced, hot water heaters are flushed, and if the home has a well, or a reverse osmosis filtration system, or a radiant floor heating system that gets inspected and serviced as well.
To maintain excellent interior air quality, the HVAC system is cleaned and serviced, all air filters are cleaned or replaced.
Then we inspect the whole house interior for general upkeep, servicing all doors, drawers, cabinets as needed and tightening handles, and knobs. We check the underfloor, attic, basement, and perimeter for pest intrusion.
Phase 2 – May to July
As summer approaches we turn our attention to outdoor living amenities including patio kitchens and grills, swimming pools, along with other required maintenance items.
Grills are cleaned and serviced as needed, gas lines tested for leaks. Swimming pool is opened, cleaned, and all systems (filter and heating) tested and serviced.
We also check and service the home exterior. All windows and doors are cleaned. Garage doors are inspected and serviced. If the home has solar panels, they are inspected and cleaned.
Phase 3 – August to October
This is the time of year to prepare the home for the cooler, wetter months of Winter in the Bay Area.
We start by inspecting the roof and gutters and downspouts, clearing any debris, and running water tests to identify any leaks and ensure excellent site drainage away from the foundation.
We thoroughly inspect and service the HVAC system, cleaning vents and changing filters as needed. Fireplaces and flues are inspected, tested and serviced. .
All exterior windows and doors are cleaned, inspected for possible air leaks or pest intrusion. All exterior finishes are inspected and serviced as well.
We also recommend cleaning and sealing all natural stone, tile, porcelain, glass, surfaces throughout the home.
